What These Numbers Tell Us
This project is a useful comparison because it is a pool-only project with no spa, but it still includes substantial outdoor work: 1,147 square feet of decking, raised deck sections, a screen enclosure, footer, salt system, heat/chill pump and water-feature equipment. We estimate $77,317 in direct project costs. After $13,324 in disclosed TBC management compensation, the estimated cost-plus total is $90,641. The permit lists a project value of $99,996, creating a difference of $9,355, or about 9.4%. Permit values don't always match the final contract or final project cost, so we use the permit value only as a comparison point.
How the cost-plus estimate is organized
- Open book pricing. Vendor invoices, subcontractor pricing, and material costs are shared with the homeowner rather than absorbed into a single line item.
- Transparent vendor costs. Pricing reflects direct trade cost rather than repackaged retail pricing.
- Disclosed management fees. Construction management is billed as a defined line item so the homeowner sees exactly what management costs.
- Competitive subcontractor pricing. Trades are bid inside the project rather than folded into a pre negotiated internal rate.
- Homeowner controlled purchasing. Finish, equipment, and upgrade decisions remain with the homeowner throughout the project.
The difference shown above applies only to this project and the figures listed here. To understand the pricing model in more depth, review the cost plus pool construction guide.
